We operate vacation rentals and provide real estate consulting in Kuala Lumpur. We research the area, nearby development plans, competitors and profitability from a Japanese perspective, and confirm building rules and permitted use before operations begin.
Our team in Japan handles research, financial planning and interior design with a builder's eye. Our team in Malaysia handles marketing, cleaning and guest communication. From market research to operational improvement, one team stays with you — and one point of contact.

Property selection
We research the area, nearby development plans, competitors and profitability from a Japanese perspective. We lease rather than buy, so the initial cost stays within what it takes to start operating.
Numbers on paper are only part of it. Can you walk to the nightlife district? Does the floor give the room a view and a sense of space? Are the shared facilities well kept? We check on site whether this is a room people will actually want to stay in before it makes our shortlist.

Interior design
We furnish and equip the space completely and design it in a modern Japanese style. With a builder's eye, we balance a room people want to stay in against quality that lasts.
The Japanese theme is a business decision, not a matter of taste. Such rooms are rare in the Kuala Lumpur rental market, and standing out in a single photograph is the surest way out of competing on price alone. Materials and layout are chosen with daily cleaning and years of maintenance in mind.

Local operations
Our local team handles marketing, cleaning, guest communication and maintenance. Market research, design, marketing and operational improvement all stay with one team.
For the first three months we chase reviews rather than rate, pricing slightly below the market average to build up bookings. Once good reviews have accumulated, we raise the rate in stages towards the top of the market. None of this creates day-to-day work for the owner.

How the work runs, from the first conversation through to the monthly transfer. The first half is the setup; the second half repeats every month.

First conversation

We walk through the business, the initial cost and the contract terms. Questions get settled before we start looking at properties.

Proposing a property

We share current photographs, location, building rules and lease terms for each candidate. DBKL guidance and the building's own house rules are checked at this stage.

Contract

The initial cost breakdown, monthly costs, renewal and termination, restoration and repair liability are all put in writing before signing.
- 04
Setup

We furnish and equip the room, then install linen, amenities and a smart lock — everything needed to receive guests.

Listing and launch

Professional photography and copy go up on the major OTAs in several languages, and bookings open.

Pricing and revenue

For the first three months we prioritise reviews, then raise the rate as the market allows and keep adjusting from there.

Guests and cleaning

Our local team covers booking through check-out around the clock, and cleans and inspects the room after every stay.

Settlement and payment

Costs are deducted, funds are sent monthly in yen, and the money lands around the 20th of the following month with a report attached.
Revenue, rent, the management fee, the exchange rate applied and the amount transferred all appear on the monthly statement. The contract and the monthly statement take precedence over this summary.
