Area & Access

A rental is not decided by the room alone. The city you operate in sets the floor for occupancy and nightly rate.
This page is about Bukit Bintang in Kuala Lumpur, the place we chose to build this business.

The monorail crossing Bukit Bintang

We chose Bukit Bintang, in the middle of Kuala Lumpur, as the place to build this business. Bukit Bintang ranks among the top areas in Kuala Lumpur for both occupancy and nightly rate. Operating where demand is deep is what makes occupancy possible.

That demand is at its densest in Bukit Bintang, where we are based. Where hotels and malls cluster and visitors choose to stay is also where short-term rentals compete.

Demand alone does not produce revenue. Choosing the area, designing for reviews, cleaning quality, adjusting rates — the difference comes from operating well, day after day.

Short-term stays in Kuala Lumpur have to follow both the city's guidance and the rules of the individual building. We check three things before committing to a property.

  1. 01

    City guidance

The Dewan Bandaraya Kuala Lumpur (DBKL) SOP for short-term stays, and its guidance on tourist accommodation in residential buildings.

  2. 02

    Building rules

The house rules set by the JMB or MC, to confirm short-term stays are permitted. The JMB or MC is the body that manages a strata building, so the answer differs from building to building even within the same area.

  3. 03

    Permitted use

Whether the registered use of the unit allows accommodation. Strata units carry a registered category such as residential or commercial, and that category decides whether guests can stay. We never decide on paperwork alone.
